Who can be investor?

Anyone who meets the criteria of the investment being made.  In Commercial Family Real Estate, there are typically 2 types of investors.  Accredited and Non-accredited.  Depending on the investment will determine who can participate. 

Who is an Accredited Investor?

In the U.S.A., you have to be an American person who has either a minimum income of $200,000 for the last 2 years ($300,000 if investing as a couple), or have a net worth exceeding $1,000,000 (not including your primary residence.  

Who is a Non-Accredited Investor?

A non-accredited investor is someone who does not fall into the accredited category.  A non-accredited will have a history with whom ever they are investing with.  

What is the investment process?

Once you have made your decision to partner with us, you would join our investor club.  In there you will be able to see opportunities.  You will be able to decide if you want to invest in these opportunities or not.  We are here to help you succeed!! so if you have any questions, please ask. Prior to being an investor in the opportunity, you will receive an Offering Memorandum (OM), this details the funds target market, property types and projected returns. Complete the investment documents, make your equity contribution and your are now an investor.  Distribution checks and investment updates will be delivered on a monthly or quarterly basis (depending on the opportunity – this time frame will be provided up front).  

Can I invest with my retirement account?

Yes, we do accept Solo 401(k) and self directed IRA funds.  Reach out if you are not sure if your account qualifies.  We also recommend asking a tax professional.

How can I see investment opportunities?

Opportunities are in our free investor club.  Join our investor club free HERE.  Once inside you will be able to review current opportunities.  Our investor club members are the first to receive notifications of new deals.

When will I receive my distributions?

Investors will receive distribution checks from the cashflow of the property either monthly or quarterly (this may vary depending on the opportunity and will be provided prior to accepting any opportunity).

How long (hold time) is the typical investment?

Each investing opportunity is different.  Typically the underwriting is completed for a 5 year hold.  This can vary on how the market conditions flow and the business plan being implemented for the opportunity.

How much can I invest?

The investment will typically have a minimum (per share) cost, typically between $25K , $50K or $100K.
